Terms & Conditions

By making a booking at Judge & Jury Village, you agree to the following Terms and Conditions. Please read them carefully prior to confirming your reservation.

1. Definitions

  • The Property: Refers to the collective accommodations and land known as Judge & Jury Village, including Judge & Jury Farm House, The Cottage, and The Loft.
  • You: Refers to all future, current, or past guests of Judge & Jury Village and any agents booking on behalf of guests.

2. Rates & Inclusions

  • Currency & Tax: All rates are quoted in New Zealand Dollars ($NZD) and include 15% GST.
  • Basis: Rates are charged per night and are subject to confirmation at the time of reservation.
  • Credit Card Fees: All credit card payments incur a 3% surcharge.
  • Maximum Occupancy: * Judge & Jury Farm House: Maximum 6 guests.
    • Judge & Jury Cottage: Maximum 5 guests.
    • The Loft: Maximum 2 guests.
  • Pets: As we are a working farm, no pets or animals are permitted on the property.
  • Timings: Check-in is from 3:00 pm. Check-out is no later than 10:00 am.
  • Complimentary Inclusions: Rates include milk, pod coffee, a selection of teas, basic pantry supplies, WiFi, and Smart TV access.
  • Firewood: Wood for indoor fires is provided within The Farmhouse and The Cottage. Fireplaces must never be left unattended, and fireguards must be used at all times.

3. Reservation & Cancellation Policy

  • Deposit: A 40% non-refundable deposit is required to secure a booking for the Farm House or Cottage.
  • Final Payment: The remaining balance is due on the day of check-in. Payments are accepted via credit card or bank transfer; all transaction charges must be covered by the guest.
  • Cancellation Charges:
    • 31+ days prior to arrival: The non-refundable deposit is retained.
    • 30 days or less prior to arrival: 100% of the total booking cost will be charged.
  • Early Departure: No refunds are provided if guests choose to vacate the property early.

4. Cancellation by Management

If deposits or final payments are not received by the specified due dates, we reserve the right to terminate the tentative booking and retain any amounts already paid.

5. Security Deposit

  • Requirement: Guests may be required to provide a security deposit equivalent to one night’s stay prior to check-in.
  • Inspection: A post-stay inspection will be conducted within 24 hours of departure.
  • Deductions: We reserve the right to debit the security deposit for costs including, but not limited to: property damage, missing items, excessive cleaning, rubbish removal, or additional staff hours.
  • Refunds: Any remaining balance will be refunded within 30 days. If damages exceed the deposit, the guest agrees to pay the balance within 7 days.

6. On-Site Access & Privacy

  • Visitors: Permission is required for any external visitors to access The Property. Unauthorised access may result in immediate eviction without a refund of the stay or security deposit.
  • Management & Trades Access: While we respect your privacy, management may inspect or require access to the property (including access for tradespeople to conduct urgent repairs or essential maintenance) with a minimum of 2 hours’ notice. Such notice may be delivered verbally or via email/message. In the event of an absolute emergency, we reserve the right to access the property immediately and without prior notice to ensure the safety of guests and the integrity of the building.

7. Working Farm Environment

Judge & Jury Village is a working farm currently undergoing land improvements. While you are welcome to explore the farm, you do so at your own risk. Please note that certain areas may be closed during lambing season for the safety of the livestock.

8. Health, Safety & Responsibility

  • Guest Conduct: You are responsible for the cost of repairing any damage to the furniture, fixtures, and fittings.
  • Safety Compliance: Guests must behave in a safe manner and observe all health and safety procedures. You must ensure your actions do not endanger yourself or others.

9. Departure

  • Late Check-Out: Subject to availability and prior agreement. A fee of 50% of the nightly rate may apply.
  • Settlement: All accounts must be settled in full prior to departure.

10. Insurance & Liability

  • Personal Effects: We do not insure your personal property. You are responsible for any loss or damage to your personal items.
  • Risk: All facilities and activities on the property are used at your own risk.
  • Supervision: Children must be supervised by a responsible adult at all times.
  • Warranties: We make no express or implied warranties regarding the property.

11. Disputes

We will make every reasonable effort to resolve any disputes through discussion. If a resolution cannot be reached, the matter may be referred to the New Zealand Disputes Tribunal. A dispute does not excuse any party from performing their obligations under these terms.
